| ::PROJECT SPECIFICATIONS :: |
Structure -
The skeleton is made of Reinforced cement concrete, which consists of high quality steel rods, cast along with M20 grade of concrete .
Walls -
The external walls are made up of laterite stone blocks/concrete blocks/clay/brick blocks, coated with a double layer of sand faced cement plaster and rain proof paint. The internal walls are made up of clay bricks, coated with a single layer of sand faced plaster and rendered with gypsum and paint.
Flooring -
Vitrified Tiles shall be used for flooring and Granite skirting .
Bathroom tiles for walls and flooring -
Flooring shall be of non-skid ceramic tiles. Walls will have glazed tiles up to ceiling height.
Woodwork -
All door & window frames are of Teak wood and the shutters are of good quality hard wood. All woodwork will be varnished or painted. All windows will be provided with shutters glazed with distortion free float glass.
Woodwork Fittings -
All fittings such as handles, tower bolts and hinges will be of brass.
Electrical Fittings -
All wiring will be multi-strand, fire resistant, double insulated and concealed. 3-phase power will be provided to individual villas
Surfaces -
internal walls with smooth coat of niru finish, painted with acrylic emulsion. External walls with double coat cement plaster painted with waterproof paint. Anti termite treatement for villas.
Kitchen Platform -
The kitchen platform shall be of polished black granite with a wall tile backdrop. A Single bowl and single drain stainless steel (medium size) sink shall be provided along with hot & cold mixer taps. European kitchen units along with hob and chimney shall be provided .
Sanitation-
The entire plumbing system will be completely concealed. All sanitary fittings such as cisterns, faucets and washbasins will be of ceramic. Washbasins and showers will be provided with hot and cold mixer taps. All bathroom fitting will be of American Standard brand .
Water Supply -
Through G.I. pipes down take from an underground storage tank and ground level suction tank of adequate capacity fed by Government water department and the bore well constructed on site
Paint-
Exterior surfaces shall be painted with weatherproof paint and the interior surfaces with acrylic emulsion .
Swimming pool-
It shall be of Reinforced cement concrete and having high rate filter systems. The decks will be paved with natural stone slabs .
Gardens-
The lawns and gardens are professionally landscaped and tended. The garden pathways will be paved with stone slabs and illuminated with lighting. .
Water Supply-
Through G.I. pipes down take from an overhead storage tank and ground level suction tank of adequate capacity fed by Government water department and the bore well constructed on site. |

- Payment of local government taxes, electricity bills and water bills.
- Each owner is liable for individual electricity, water, telephone, TV bills, House Tax and other associated costs.
- Any extras required will be priced and payable in advance to these works being carried out.

| :: ADDITIONAL EXPENSES :: |
- Stamp duty / Local taxes are applicable as per Indian Government laws
- Sale Agreement- Stamp paper shall be 1% of the Purchase Value
- Sale Deed- Stamp Paper shall be 2% of the Purchase Value and 2% for registration charge.
- Solicitors fees – 0.25%.
- During Handover :-
- a) 2% of the Purchase Value shall be taken as a deposit which will be held in the sinking fund for the development and will be held under “BLUE LAGOON”
- b) Rs 1200/month into 36 months (Rs. 43,200/-.) for 2BHK and Rs 2000/month into 36 months (Rs. 72,000/-.) for 3BHK shall have to be paid upfront for a period of 3 years against maintenance of all communal areas, such as swimming pool, gardens etc. Owners are responsible for the upkeep of their own parking space. This agreement will be renewed every 3 years, commencing from the date of possession.
- Each owner is liable for individual electricity, water, telephone, TV bills, House Tax and other associated costs.
- Any extras required will be priced and payable in advance to these works being carried out.
